REO- Real Estate Owned

The amazing thing about the U.S. real estate market is that no matter what the current state of any economy is, this industry will always continue to thrive.

Investors who are interested in investing into REO properties will be pleased to know that there are tips and suggestions that can help investors quickly turn around REO properties while making great profits from the transactions. For those of you who don’t know, REO stands for REAL ESTATE OWNED.

REO properties have been the target of  U.S. real estate investors for decades.  Why?  It’s simple! They have discovered intelligent ways in adjusting their purchases to the trends of the U.S. real estate market.  We’ve quickly learned that REO properties are profitable with the right work and investing tools.

On the flip side, REO U.S. real estate properties can prove hard to sale.

For a head’s up, specializing in REO properties is not an easy task.  Although it is not easy, it doesn’t mean that we as investors can’t or won’t profit from the purchase and sales of REO properties, we should just realize that there are risks involved, like any type of real estate investment property!

Marketing REO properties is similar to marketing foreclosed properties. You need to keep in mind that first impressions do matter to potential home buyers, and the faster they make an REO property appealing to these buyers, the faster they will sell the properties! In turn, making a good profit.

The following are some tips and suggestions, which will help us make our REO properties appealing to potential home buyers:

  1. Color coordinate – Colors are important. ALWAYS paint your REO properties in neutral or plain white.  Neutral colors and white colors allow potential home buyers to imagine their belongings on the wall as well as what their furniture will look like with the colors.  Home buyers do not want to move into a home and paint, especially if they have busy professional lives.
  2. Clean, clean and clean again – DO NOT EVER SHOW YOUR REO PROPERTY DIRTY.  Make sure the floors and walls are clean and the property is free of cobwebs.  Showing a dirty REO property is the fastest way in not selling the home in a timely fashion.
  3. Place signs around the neighborhood and advertise through your real estate agent – Hosting open houses statistically sells any property for sale.  When potential homebuyers enter the premises, ensure that you or your real estate agent can give them the history on the REO property while giving useful information about the neighborhood.
  4. Place candles throughout the REO property – Candles are a much-needed touch to any home investors are trying to sale.  Scented candles are the best choice because certain types of smells prove soothing to anyone who enters through the doors.  Ensure that the candles are tasteful and good smelling.  You will find these inexpensive candles can be the much-needed touch in creating a soothing and peaceful environment in the home for potential homebuyers.

As a property investor, you CAN market and sell REO U.S. real estate properties successfully.

Numerous investors have greatly profited with these types of properties.  With hard work, patience and dedication, you will find that investing into REO properties is one of the best investment ventures you have ever made!
